Thank you for your previous participation in the Newport East Row Renovation Happy Hour Program; here are details (written by the owners) of the property which is the subject of our upcoming event. It is a pleasure to see a long neglected property brought back to life in a loving restoration.

901 Saratoga

 

Built in the 1880’s, but vacant for decades, 901 Saratoga, at the corner of 9th and Saratoga, is a prominently located example of urban corner store development during the one of Newport’s periods of rapid growth. The exterior retains the original Italianate design elements. The interior suffered significant alteration and demolition prior to the current owner’s acquisition, but the current state of restoration will allow you to see a “from the walls and studs” example of the early stages of a major renovation project.

Acquired in late 2024 by local Newport residents, and with restoration overseen by Architect Cassidy Staver (NStil Studios) and General Contractor, James ‘Pete’ Lloyd (Renovate Revive), 901 Saratoga was long neglected and vacant for decades, but serves as an excellent example of what the earliest stages of preservation, rehabilitation and restoration can look like.

The late 19th-century mixed-use masonry building at the intersection of Saratoga Street and East 9th Street was originally a daily market/meat market, and later a saloon, with residences on the upper floors. Its prominent location and prominent three-story structure would have made it a local landmark and commercial anchor within the neighborhood.

Despite exterior deterioration and interior alterations over the years, the building retains its original scale, form, and defining architectural features which are being preserved, including arched window openings, brick cornices, and the chamfered entrance, elements indicative of Italianate design influences.

The restoration will result in a three residential units along with the return of the commercial storefront as well as a restored, but non-historic three car garage.
