The history and description of the building is as follows:

The property is shown on the 1894 Sanborn Maps and is a Second Empire style home. At some point it received an addition to the front bringing it out to the present sidewalk and adding the third story.
At the time the building was purchased by the current owners in 2021, both the interior and exterior was in disrepair. The interior of the building had served as three apartments for at least the last thirty-five years. The apartments had dropped ceilings with minimal updates.
Internally, the building was remodeled from top to bottom while preserving as much of the original stairs and railings as possible. The building was converted from the three separate apartments into six individual office spaces with shared reception, kitchen and conference room. The first floor is handicap accessible. All mechanicals in the building were replaced or updated.
Externally, a third story was added at the very back section of the building, along with replacing the windows, rebuilding the porch with a railing befitting of the style/period when originally constructed, and repainting to match the buildings to the South - 510 & 514 Washington - to better fit the block.
The building won a 2024 Newport Excellence in Preservation Award for Adaptive Reuse – Mixed-Use/Commercial. Erin Wilkins and Toby Moeves purchased the building and have a combined history of operating businesses, residing, and renovating historic buildings in Newport for the last 20 years. Erin has operated her law firm next door at 510 and 514 Washington Ave. for over 20 years.
